How it works · 3 steps
No agent calls until you say so. The first interaction with us is an email with two or three properties that match what you said. From there, you decide what's worth a tour.
Email + area + rough budget. That's it. We don't call. We don't add you to anything else.
Within 7 days you'll get an email with the first off-market properties matching your criteria. Two to four per month, max.
If something's a fit, reply and we'll set a private tour — usually within a week. No competing offers because the listing isn't public.

Common questions
Sellers list with us privately when they want to avoid the public listing process — usually because of timing, privacy, or because they're testing the market. We send those listings to a small group of qualified buyers who match. You see them 7-14 days before they'd hit MLS (if they ever hit MLS at all).
Usually 5-10 days. We don't send anything that doesn't match your stated criteria — better to be empty than noisy. If your criteria are very specific (e.g. oceanfront bluff, 4+ bedrooms, under $3M), it can be longer between matches.
No fee to join the off-market list. Standard buyer-side commission applies only if you close on a property we represent (and that's typically paid by the seller, so it usually costs you nothing). No surprise fees, ever.
The peninsula: from Monterey to Pacific Grove and Pebble Beach. We focus on coastal and bluff inventory above $1M. If you're looking outside that area or price range, we can refer you to a trusted peninsula-adjacent partner.
No. We send 2-4 matches per month over email. If you want to tour something, reply. If you don't, that's fine — we won't follow up. You're in control of every interaction.
